Welcome to the March edition of the monthly Concept newsletter. I hope you all had a great 4 day Easter weekend enjoying the good weather Tamaki Makaurau had to offer. The Team and I have been busy as usual creating amazing spaces and having fun while we do so.
The management team recently attended the Archipro annual Meet and Great Event at Shed 10 in town, what a great evening socialising with other industry professionals and homeowners wanting to gather information.

Hazel Avenue, Mount Roskill
Jack, Hayden and the boys have been doing an amazing job of this original 80’s renovation. The scope involves a new kitchen, new laundry and a new bathroom. The existing was very dated and the customer decided it was time for a refresh whilst adding some value to the property. The team completed a few days of demo removing all necessary including some internal bricks, now we have completed the framing and our sub-contractors are getting their important work completed. Project management a big part of any successful job, we pride ourselves on timelines more and more every day, also keeping clear proactive communication with our awesome sub-contractors to ensure maximum efficiencies.
Alfred Street, Onehunga
Hayden, George and James have done some awesome work at this orginal 1920’s Onehunga villa bathroom renovation. Our lovely clients had a very clear idea of what they were after with the renovation, all tapware, fittings and tiles were chosen before we arrived. Once the pricing was finalised the management team scheduled the job start to finish and advised the client of the handover date before commencing, also notifying all subcontractors of their necessary dates.
We now just await the glass installation others the bathroom is finished and usable.
Huge satisfaction for the team completing another project on the scheduled handover day.
West Tamaki Road, Saint Heliers
James and the team have just commenced this kitchen and laundry makeover in Saint Heliers. The pricing was recently finalised, and the management team have sent the schedule out including the completion date which we will be holding ourselves very accountable to.
The scope includes removing and replacing some of the existing native timber flooring, the team will get this flooring replacement complete, and then our floor sanding contractors will come through to beautify the space. Some minor framing alterations, decorative internal grooved timber panel linings, coat of paint and install the new kitchen. The timeline - 6 weeks. Watch this space in the April edition for some awesome VP.
Construction costs
I thought it would be worth raising the costs in our industry, I find one of the most common topics raised when chatting to people about work is the cost of building. In the last 12 months, our labour rates have been reduced $5/hr in line with our industry partners. The cost of materials in the last 12 months (on average) has reduced 15%, there are some outlier materials however one example is Western Red Cedar weatherboards, early 2023 was $45 per meter, currently it is around $25 per meter.
The cause for this reduced cost - a slowdown / less demand so a more competitive industry.
